Chinese and US-based funds could be interested in acquiring shopping center ABC Serrano, located in Madrid, as reported by newspaper El Confidencial on 1 June 2015. The building is held by Spanish fund IBA Capital, which paid EUR 600m for the property in 2013, held at the time by Spain-based Reyal Urbis. (see related transaction). Now it could be sold for almost double the amount. IBA Capital is not required to sell, but has the advantage of having acquired it at a low price compared with the sale price now (almost EUR 200m), and it could be sold for approximately EUR 120m. A US-based fund and a China-based fund could be interested, but for a lower price.

Fondos de inversión norteamericanos y chinos podrían estar interesados en adquirir el centro comercial ABC Serrano, situado en Madrid, según ha informado El Confidencial el día 1 de junio de 2015. El inmueble, perteneciente al fondo español IBA Capital, pagó por él a la inmobiliaria española Reyal Urbis unos EUR 60m a finales de 2013 (ver transacción relacionada), y podría venderse actualmente por cerca del doble de su precio de compra. IBA Capital no está obligado a vender el inmueble, pero cuenta con la ventaja de haberlo comprado a un precio bajo respecto a lo que pide ahora (cerca de EUR 200m) y a lo que podría venderlo (EUR 120m aproximadamente). Un fondo norteamericano y otro chino estarían interesados, pero por un precio más bajo a lo que la inmobiliaria pide. |
