In line with the strategy to add value through existing assets, Fibria wants to convert a small part of its land for other types of business such as real estate development, aiming to enhance the value of areas today considered secondary making them their core business, that is cellulose production. According to Fibria's president, Marcelo Castelli, opportunities have been identified in almost all regions where Fibria is present and the new business can generate profits of BRL 500m in net present value (NPV).

The company has already talked to planners about these real estate plans and is in negotiation with local governments and licensing. The areas that are potentially buildable correspond, today, to 0.6% of the total area owned by the company and the profit potential may be conservative.

Em linha com a estratégia de adicionar valor por meio de ativos existentes, a Fibria pretende converter uma pequena parte das terras que possui para outro tipo de negócio, o de desenvolvimento imobiliário, com vistas a ampliar o valor de áreas que hoje são tidas como secundárias considerando-se o negócio principal, a produção de celulose. De acordo com o o presidente da Fibria, Marcelo Castelli, já foram identificadas oportunidades em praticamente todas as regiões onde a Fibria está presente e o novo negócio pode gerar ganhos de BRL 500m em valor presente líquido (NPV).

A empresa já conversou com urbanistas acerca desses planos de real estate e está em fase de negociação com prefeituras e licenciamento. As áreas que potencialmente receberão empreendimentos imobiliários correspondem, hoje, a 0,6% da área total detida pela companhia e o potencial de ganhos pode ser conservador.
